Calling all local Real Estate Agents! How familiar are you with the NEFAR Contract? Find out by attending the upcoming Contracts & Cocktail presentation on May 19th from 4 to 5:30 pm at Davidson Realty’s Jacksonville Beach location. Will Li, Esquire with Landmark Title will be presenting on common mistakes and issues that occur when using the NEFAR Purchase and Sale Agreement.
World Golf Village and other local real estate agents are welcome to hear and discuss common issues that with better knowledge can be avoided when using the NEFAR contract. Will Li will present on the topic before answering any questions!
If you’re like most first-time homebuyers you have a lot of questions about the home buying process and where to even start! This is the perfect chance for you to get your questions answered and gain insight from industry professionals in a no-pressure environment. Davidson Realty Agent Terri Apodaca and Bank of England Production Manager Troy Silhan are hosting a seminar for you tomorrow, May 7th, at Davidson Realty’s World Golf Village headquarters (100 E Town Place, 32092).
If your mom is anything like mine, you find it very hard to pick the perfect gift to show just how much you appreciate and love the woman who gave you life! You could go the easy route and stick with something you know she’ll love like spa services, an upscale restaurant gift certificate, a handwritten note, something made by the grandkids or maybe switch it up this year! Believe it or not there is still time…
Shop local! What about a custom frame to go with the new photo of the grandkids (or in my case granddogs)? Check out MFrames on Etsy. MFrames are custom, handmade picture frames and home goods that are affordable, unique and thoughtful. You can even have them engraved! Skip the shipping and pop over to the shop to pick your frame up before Sunday.
TPC tickets! Even if your mom isn’t the biggest fan of golf, THE PLAYERS Championship is a must-see social event. The tournament runs from May 10 – May 15 and all different types of tickets are available from Stadium Passes (with access to more than 19 on-site public venues, local food and beverages, rope-side access to your favorite players and much more) to Family Plans and The Blue Room Passes.
Take advantage of everything going on in World Golf Village and St. Augustine on Sunday and spend the day with mom!

I recently caught up with Troy Silhan, Production Manager and resident mortgage expert for Bank of England. He works with many local homeowners and was happy to provide major tips on what NOT to do before and during the loan process. The obvious list of problems to avoid includes pay your bills on time, save for a down payment, and so on. Here are some tips you might not have thought of:
1. DON’T change your name.
Regardless of the occasion (marriage or divorce), make sure not to change your surname when applying for a mortgage. As Troy says, “If you applied for a mortgage as Ms. Jones, then became Mrs. Smith, there is additional paperwork and things to do to make sure you are, in fact, one in the same person.” Your loan officer can let you know when you’re cleared to make the change!
It’s almost time to throw on your “Kiss me I’m Irish” t-shirt and find your nearest watering hole to enjoy a green pint! St. Patrick’s Day is this Thursday and what better way to celebrate than with some festive treats even the most inexperienced cook could whip up in the kitchen. I think we can all agree when I say thank God for Pinterest!
To start, I found some great green treats to share with co-workers in the office or to make with your kiddos. Check out the easy six-step, 10-minute recipe for St Patrick’s Day Muddy Buddies (a fun Irish twist on trail mix). And, while you are whipping up the Muddy Buddies, enjoy some Shamrock Punch! The only ingredients needed are a carton of Lime Sherbert and a 2 liter of Gingerale. Another great holiday snack to try is Lucky Leprechaun Treats. Lucky Leprechaun Treats are green rice crispy treats with lucky charms mixed in! Delicious!
TrailMark is a 2,278-home planned single-family community located in the peaceful backwoods of a quiet stretch of Pacetti Road in World Golf Village. The community is a beautiful display of nature with many preserved oak hammocks and gorgeous lake views. Home builders in TrailMark include D.R. Horton and Landon Homes both offering one and two story home designs available from the $200,000s.
Here are 8 things you should know about life in TrailMark:
The Holiday of Love is right around the corner and you probably aren’t any closer to figuring out the perfect way to “woo” your significant other. It’s tough coming up with new ideas every year. Mashable says the seven most popular Valentine’s Day gifts in the US are greeting cards, candy, flowers, an evening out, jewelry, clothing and gift cards. I guarantee you she doesn’t want a box of chocolates or a teddy bear that says “I love you” and he doesn’t want a tie. Let’s think outside of the box!
Groupon: Honestly Groupon has some GREAT deals/packages going on for Valentine’s Day. Search Valentine’s Day Jacksonville or St. Augustine and you will come across spa packages, Cigar Samplers, more than 50% off diamond stud earrings, discounted getaways, nights out and more! You can even have delicious Omaha steaks delivered to cook her/him a romantic meal.
Gator’s Dockside is up and running in World Golf Village! If you aren’t familiar with the local-restaurant-turned-chain, Gator’s Dockside started with only one restaurant in Jacksonville before expanding their reach to 19 different locations throughout Florida. The family-friendly eatery is sports-themed and offers customers humongous flat screen TVs, pool tables, great food and awesome service. Perfect to grab a bite for lunch or watch some football!
Davidson Realty is excited to announce their expansion to Jacksonville Beach! The grand opening of the new Jax Beach office is Thursday, January 21st from 4 to 7 pm and all our World Golf Village neighbors and friends are invited to join in on the fun! This is Davidson Realty’s second location, but a third location in Julington Creek/Mandarin area is planned for the near future.
Davidson Realty is very excited to expand their reach to better help their customers all over the First Coast. The event, located at 1500 Beach Boulevard, Suite 215, adjacent to Engine 15 Brewing Company, will offer guests complimentary beverages like craft beer by Engine 15 and a variety of wines. Hors Devours by Blackstone Grille will also be served.
Willie Jewell’s is a great new addition to the restaurants in World Golf Village! I stopped by last week for the first time to check it out and get my barbeque fix. Let me tell you, the food does not disappoint. The Adeeb Family, the owners of Bono’s Pit Bar-B-Q and Willie Jewell’s, really got it right with this one!
Willie Jewell’s offers finger-licking appetizers like Country Corn Fritters, Fried Okra, Chicken Wings, Fried Pickles, and Homestyle Onion Rings. The corn fritters dipped in their homemade ranch dressing is the way to go! They also have a variety of salads, sandwiches, big ol’ platters and southern sides! Our group went for the Crispy Chicken Salad, the Beef Brisket platter and the Smoked Turkey Platter. I tried bites of the mac-n-cheese, collard greens and fries and they were all delicious.
